Window Sash Repairs

Window sashes must be regularly checked for mold, mildew and damage. By catching problems before they become serious you will save money on future repairs.

The sash is the interior frame that is vertically moved upwards or downwards in windows that are open. This article will demonstrate how to carry out a few simple repairs to the sash.

Weather Stripping

Wooden window sashes are a great way to add a classic look to your home. They are also sturdy and will last for many years when they are maintained properly. However, they can get damaged or deteriorated over time due to exposure or normal wear and tear. However, sash repair experts can restore your windows to their original condition and keep them looking great for a longer period of time than replacement windows.

The first step to repair sash windows is to address weather stripping, which is found on both the sash and frame. It can cause drafts if it's worn out or loose. Start by identifying the emergency window repair brand and the date of manufacture for the glass (etched on the corner of the glass, or the aluminum spacers between panes). Remove the sash, and mark its size and width so that you can get new weather stripping that is compatible with the original.

Then, remove the sash and set it on a work surface so that you can reach all four sides. If the sash is double-hung, you must remove the weights using their ropes that should fall into the pocket inside the jamb lining. After you have removed the sash using the utility knife, take off the weather stripping that was left by hand or using the putty blade.

After the sash is cleaned, you can replace parting stops. These are long pieces wood that are used to separate the two sashes. Pam prefers to replace them with standard 1/2-inch-by - 3/4-inch window trim from the lumberyard, but you could also use scrap wood.

After removing the stopper and cutting it to length after which, apply a thin layer of glazing compound on the bottom of the sash. Smooth the compound using a putty knife, and let it dry for at least one day. After the putty has completely cured it is possible to apply a topcoat of acrylic. This will protect the putty and give your sash a new appearance.

Sash Hardware

The hardware that supports the windows sashes can become worn out over time and with use. This can result in a door or a window that is difficult to open or close. It's important to know that replacing or repairing this hardware is often simple and inexpensive. If a sash is difficult to operate try spraying oil into the jamb channel, and then slide it open to see if this solves the issue. If not, the problem is likely to be with the balance of the sash and you'll need to remove the sash to access this hardware.

The ideal situation is for window sashes to be able to open and close with minimal effort however, this can be an issue when the weights wear out or if the sash meeting rail isn't properly coated. This could be caused by various reasons that include a lack of maintenance and an unmatched weight rating.

If the hinge arms of a window are beginning to slide, this could cause the sash to drag and eventually hit the frame in the corner that's directly opposite the hinge arm (Photo 1). To fix this issue, first make sure the sash is squarely inserted into the frame's opening and then take it out of the window. If the sash is screwed to the hinge arm, you'll have to loosen the hinge arm and replace it (Photo 2). Install the new sash next (Photo 3).

Old windows, especially those in older homes, can be difficult to open and close, due to sagging hinges and a general lack of energy efficiency. In many cases, a few simple repairs can transform these windows into smooth operation again and save the homeowner money on energy costs.

It is crucial to have the tools needed before you start. Begin by marking the location of the hinge channel on the frame with pencil (Photo 1). This will assist you in getting the channel back on the correct position after you've finished. Remove the sash and then remove all hardware, including the beads for parting, cords, and chains that keep the sash in place. A hot gun with nozzle shield and a medium setting can soften any hardened putty. Take off the old sash and put it in a bag with a label.

Sash Weights

Sash weights can be replaced to enhance the efficiency of your window sash, and also reduce the cost of energy. Sash weights are hefty lead or iron cylinders enclosed in a hidden cavity and connected to the movable window sash using a rope. They provide counterbalance which allows the window to be shut and opened without the use of electrical or mechanical devices. When they fail, sashweights are often neglected or not used by homeowners.

It's not easy to retrieve an sash-weight which has fallen from the cavity, so you'll need to find one that fits correctly. You will also require a fresh piece of string, a length sashcord and some sashpulleys to tie the weights you are replacing to the cord.

Older windows made of wood are joined by mortise and tenon joints. Pin punch and hammer can be used to cut off the wood pegs that hold the components together. The majority of these pegs are large on one side and smaller on the other. It is essential to remove first the smaller diameter sides. Later sashes made use of glue instead of pins. They can be separated by using a knife and a mallet.

A new sash cord can restore the ability to move the sash up and down and will keep it in its position when it is opened.

The first step to replace sash cords is to locate and take out the access panels located in the jambs. They are typically installed by screws or nails and will require to be removed or repositioned. You could employ a hammer and chisel to prise them off, but it's always better to lay down dust sheets before beginning any work.

After removing the access panel, you are able to begin working on the sash. Make the small parting beads (also known as "tie rails") out of their grooves using flat bar or chisel.
